BUILDING SURVEYS

Are you buying a property, Residential, Commercial, Freehold, Leasehold, Full repairing Lease? We carry out Building Surveys of residential and commercial property. We inspect and report on all aspects of the property including a structural engineering over view to give you a totally comprehensive report with no need for separate structural engineers' reports.

STRUCTURAL REPORTS

If you have a suspected structural defect, or your building survey recommends that you obtain a Structural Engineer's Report, we can provided structural reports on specific defects or for the whole property complete with conclusions and recommendations to allow you to proceed with repairs or purchase.

ANALYSIS OF BUILDING DEFECTS

As Building Surveyors, we analyse and diagnose building defects. This, and our expertise in structural engineering, gives us the broad spectrum of knowledge required to tackle all nature of problems presented to us.

SPECIFICATIONS AND MAINTENANCE PROGRAMMES

We prepare contractual specifications of works, including specifications of workmanship, for works associated with the analysis of all building defects and dilapidations including specific faults, structural works and general cyclic maintenance and redecoration. We can then obtain tenders for the works from reputable and appropriately skilled contractors and prepare tender analysis.

CONTRACT ADMINISTRATION

We provide a full contract administration service whilst works are in progress, complete from instructing the contractor to the final inspection and authorisation of final payment. We will make regular inspections of the works whilst in progress with a view to minimising on-site problems, resolve technical difficulties, prepare interim valuations, certify payments to the contractor and carry out final inspections.

DILAPIDATIONS ADVICE

Freeholders and leaseholders can call on our service to read lease documents, interpret and advise on liability for repairing covenants, to prepare schedules of condition, to advise on repair works and liase with all other parties.

BUILDING DISPUTES AND EXPERT WITNESS

We can advise domestic and commercial clients and contractors in cases of building disputes with a view to negotiating a settlement, or, if necessary, appearing in court or tribunal hearing as Expert Witness.

INSURANCE VALUATIONS (Re-Building Costs)

Is your property under or over insured? For building insurance purposes we calculate insurance valuations by inspecting your property, taking the necessary dimensions and preparing a calculation in accordance with the BCIS procedure.

PARTY WALL AWARDS

Are you proposing to carry out construction works on or near your boundary? Then you need to be aware of the Party Wall etc. Act 1996. We will ensure that you comply with the act, and legally exercise your rights.

Is your neighbour building on or near his/her boundary? Then you need to be aware of the Party Wall etc. Act 1996. We will ensure your property is protected and ensure your neighbour fulfils his/her duties.

Talk to your neighbour and save money: we will act impartially for both owners as the agreed surveyor, prepare condition schedules as required and assess any structural implications.

ALTERATIONS, NEW BUILD - ADVICE AND DESIGN

STRUCTURAL CALCULATIONS

For alterations to existing buildings, new build or remedial work, we prepare structural calculations and structural appraisals for Building Regulation approval, construction and on-site advice.

INSURANCE CLAIMS

For insurance claims resulting from flood and fire damage, we carry out initial inspections, access extent of damage, prepare reports and schedules of work for repairs, obtain tenders and provide a contract administration service.
