Information For Tenants

Prospective tenants will be required to complete an on-line application with our referencing partners Letsure.

They will check your credit history for adverse records ( CCJ’s etc) and carry out an affordability assessment for the proposed rental amount.

Where applicable they will seek references from Employers and Landlords.

Fees & Charges To Tenants

Before you move in: A holding fee of £250.00 will be required to secure the property.

Agency fees: £234.00 Inc VAT per person. Credit checks will be undertaken on all prospective tenants. You will be required to provide photographic ID, Immigration/Visa paperwork if required, employment and landlord references.
Additional information may be reuqired depending on your individual circumstances, or at the request of our client.

Tenancy deposit: Six weeks rent.

Inventory fees: For preparation of a detailed inventory/schedule of condition and an accompanied check-out charged at £114.00 Inc VAT.

Pet deposit: If the client permits you to have a pet, an additional 2 weeks rent will be required (on top of our standard 6 week deposit). You will be required to have the carpets steam cleaned and the property fumigated at the end of the tenancy.

During the tenancy: For making any written amendments to the terms of your tenancy charged at £60.00 Inc VAT.

Tenancy renewal fees: £60.00 Inc VAT (charged every 6 months)

Unpaid rent/returned payments: Calls to chase for unpaid rent are chargeable at £6.00 Inc VAT. Letters to chare for unpaid rent are chargeable at £12.00 Inc VAT. Interest charged on rent owed shall bear interest at 5% above the Bank of England base rate, from due date.

Personal visits: If a visit if required, this will be charged on a 'time take' basis.

Professional cleaning: (if required) Estimates will be obtained by one of our nominated cleaning contractors.
